I've lived by the ocean since the day I was born and have a passion and love for the lungs of our planet above all things else. I grew up in the pristine purity of Tasmania and have lived and travelled all around our beautiful country. A Self-Managed Super Fund (SMSF) is a superannuation structure that enables individuals to take control of their own retirement savings and make strategic investment decisions. Unlike traditional industry/retail superannuation funds, an SMSF provides greater flexibility in asset selection, including the ability to invest directly in property. By doing this, individuals can access the property market now, then benefit from the capital gains accrued until retirement and beyond. The individual can sell then sell the property on retirement, move into the property, or rent it and pay zero tax on income received once retirement age is reached.

You can purchase property outright if your SMSF has enough funds, or you can borrow through a Limited Recourse Borrowing Arrangement (LRBA). This means your SMSF can take out a loan, but only the property itself can be used as security—protecting the rest of your superannuation and personal assets. While SMSF property investment can be a great way to diversify and grow your wealth, it requires careful financial planning and ongoing compliance with superannuation laws to ensure it aligns with your retirement goals. Investing in property through a Self-Managed Super Fund (SMSF) offers a significantly lower tax rate on rental income and capital gains compared to owning property in your personal name or through other structures. One key benefit is the concessional tax rate applied to SMSF earnings, which are capped at 15% during the accumulation phase (now until retirement) — considerably lower than personal income tax rates, which can be as high as 45%, depending on your income bracket. This means that rental income generated from an SMSF-owned property is taxed at a lower rate, allowing for more efficient wealth accumulation over time. Additionally, expenses related to the property, such as loan interest, council rates, and maintenance costs, are tax-deductible within the SMSF.
